Learning Outcomes

This case study explores the financial planning and management of a social infrastructure project, focusing on the development of Charles Heerey ladies’ hostel in Karen, Kenya. It aims to help students understand the key financial considerations in project planning, investment appraisal, and risk management. Students will analyze different funding and fundraising strategies required to secure resources for a multi-phase development project. They will also evaluate financial governance and budgeting in large-scale social initiatives. Additionally, the case highlights the importance of balancing social impact with financial sustainability, particularly in supporting vulnerable students.

Case overview

The case presents a scenario of a proposed ladies’ hostel to be established in Karen, Kenya. The aim of the CHL hostel was to provide accommodation to ladies pursuing their tertiary education in universities and colleges within Karen area. The hostel was named after the late Archbishop Charles Hereey C.S.S.P, of missionary Holy Ghost Fathers Nigeria in 1937 who founded the Religious Institute of the sisters of the I.H.M. The I.H.M sisters dedicate themselves to training and empowerment of women and girls with a keen focus on education from pre-school, primary, secondary, and tertiary levels. Their services are rendered in the spirit of compassion, which is their charism, and humility, their spirit. The motto of I.H.M sisters is Caritas et Humilitas i.e., Services of Charity in Humility. The CHL hostel’s phase 1 of the 2 phases was envisaged a accommodate total of 120 rooms. At least 50 of the spaces would be given priority and reserved for vulnerable young female students. As of the date of writing this case, the model for the hostel was completed (refer to Exhibit 1). Phase one entailed the construction of at least 60 rooms. The estimated total cost for the hostel was Kshs. 110,955,000 (US$ 749,695.95) which was divided into two phases: Kshs. 77,308,460 (US$ 522,354.46) allocated for the first phase and Kshs. 33,646,540 (US$ 227,341.49) for the second phase. Six initiatives had been put in place to be pursued towards getting the required financing.

Complexity academic level

The case is designed for a course in financial planning, management and fundraising. This case may be taught to either an upper-level undergraduate and/or graduate audience. The teaching note has been thoughtfully designed to guide instructors through the available options in terms of learning objectives, discussion questions and suggested teaching activities. The case also may be integrated into leadership development in Executive/corporate leadership programmes.
